
Northeast Ohio is one of the best deals in the country right now. Median prices in Cleveland and Akron are still sitting well under what buyers pay in most metros, rates have eased off their peak, and there's finally a bit more inventory to choose from. If you've been priced out of bigger markets, our region is where the math still works.
But that affordability comes wrapped in a lot of old houses.
A big share of the homes you'll tour here were built decades ago, some over a century. That's not a reason to walk away. Older homes are often better built, better located, and full of character you simply can't get in a new subdivision. It just means you need to know what you're buying. So here's what we regularly find when we inspect older Northeast Ohio homes, and why none of it should scare you off if you go in informed.
Two things we see constantly in older homes: knob-and-tube wiring and undersized electrical panels.
Knob-and-tube was standard wiring a long time ago, and in plenty of Northeast Ohio homes it's still in the walls, sometimes still live. It isn't automatically dangerous, but it wasn't designed for the load a modern household puts on it, and it doesn't play well with insulation or a house full of electronics. We'll find it, tell you where it is, and tell you what it means for you.
The panel matters too. A lot of older homes are running on service that's too small for how we live now, or on brands of panel that have known issues. This is very fixable. You just want to know before you're the owner, not after.
Plumbing in older homes tells a story. We find galvanized supply lines that have corroded shut from the inside, choking your water pressure. We find aging cast iron drains. And underground, we find the clay sewer laterals that Northeast Ohio is famous for, the ones tree roots love to invade. (If the home is older, get a sewer scope. Every time.)
None of this is a dealbreaker on its own. It's a checklist. Our job is to hand you that checklist so you can budget and negotiate instead of getting blindsided.
Homes built before 1980 were often constructed with materials we now know to handle carefully. In this region, a large share of pre-1980 homes carry some risk of asbestos in old insulation, floor tile, or pipe wrap, and lead-based paint is common in anything built before the late '70s.
Here's the honest version: these materials are usually fine when they're intact and left alone. They become a concern when they're damaged, deteriorating, or about to be disturbed by a renovation. We'll point out where they're likely present so you can make smart decisions, especially if you're planning to tear into walls.
Northeast Ohio weather is hard on foundations. Water gets into the ground, freezes, expands, thaws, and does it again dozens of times each winter. Over decades, that constant push and pull cracks basement walls and floors and shifts foundations.
Some cracking in an old foundation is normal and cosmetic. Some of it signals a real structural or water-intrusion problem. Telling the difference is exactly what we do. We'll show you which cracks are just the house's age showing, and which ones you need to take seriously.
Notice the theme. Almost every issue on this list is manageable once you know it's there. The danger in an older home isn't the age. It's buying blind and finding out after closing.
An inspection turns unknowns into a plan. Sometimes that plan is a repair list you take back to the negotiating table. Sometimes it's just a maintenance schedule for the next few years so nothing catches you by surprise. Either way, you buy with confidence instead of crossing your fingers.
